Kokanee Lakeside RV Resort

Imagine a life in a carefully crafted community where life is easy, time slows down, and peace settles in like a friendly neighbor. Kokanee Lakeside RV Resort, unlike many resorts, allows you to own, not just lease, a generous site on Kootenay Lake, in southeastern British Columbia.

“This is a very unique thing that we are doing here,” explained Ron Juris, owner and operator of the resort. “People actually get a title. They don’t have to pay rent, don’t have to pay a lease; all they pay are taxes and maintenance fees to the owners association. “

Imagine the serenity that envelops you as you sit on your deck watching bald eagles and osprey vie for prize Gerrard trout in Kootenay Lake. Perhaps the angler in you has called you out in your boat, and you too are competing for the fish. The Gerrard Rainbow are among the largest trout in the world and are found only in Kootenay and other lakes in the area.

Imagine your family splashing in the clean waters of the lake, or slicing through it on water skis. Maybe in the afternoon you will hike one of the many trails up to a peak in the nearby Selkirk, Purcell or Valhalla ranges.

Nestled below the stunning Kokanee Glacier, the resort is located on the west arm of Kootenay Lake, close to the Balfour ferry. The village of Balfour, close at hand, offers restaurants, a pub, bakery, grocery store, fire department and golf course. Nelson, the closest sizable town, is only a 30 minute drive away. About one hour away is the closest domestic airport in Castlegar; Spokane, just four hours away, houses the nearest international airport.

“What we've created here is something really special,” Juris adds, “Being voted the 11th best place in Canada to visit in 2012, really sums this place up. With our beautiful marina and legendary fishing; the awe-inspiring mountain views and breathtaking scenery and wildlife, who wouldn't want to live in this little slice of heaven? Nature at it's best...oh, and did I mention that there are no mosquitoes?”

With 46 lots, ranging in size from 1800-5000 square feet, over 4.83 acres, this land is in the Agricultural Land Reserve and will not be converted into high-density development. Once buyers move their park model homes onto their permanent sites, the developer will relinquish control of the Owners' Association. Five representatives will be chosen from the landowners, and will be responsible to implement the rules and regulations approved by the developers and included in the disclosure statement.

Though still under some renovations, Juris revealed that there are several lots available for purchase. “Prices range from $65,000 to $150,000 – the reason for the difference in the pricing is that some lots are larger, and some are on the beach.” Each of the lots will accommodate a park model home and we offer, to the buyers, a wide selection of fully furnished units that are ready to move into. Financing is available at very favourable interest rates and terms. We are trying to make the purchase very simple for interest buyers.”
